What is LEED?

Leadership in Energy and Environmental Design (LEED) is a globally recognized standard/certification for designing and constructing environmentally friendly and sustainable buildings.

US Green Building Council (USGBC) developed it as a benchmark in promoting green building practices, reducing environmental impact and improving overall energy efficiency.

Though it might sound a tad but futuristic, the LEED has been adopted across many countries.

When did LEED certification originate?

It was launched in August 1998 and the pilot programme LEED v1.0, focused on new constructions. LEED v2.0 launched in the 2000s, expanded its scope and brought many more additions including different building types plus sustainability criteria.

Key Features of LEED Certification:

  1. Sustainability: LEED firstly encourages sustainable site development, water conservation, and waste reduction.

  2. Healthy Living Spaces: Innovations and concepts that improve indoor environmental quality and create healthier space.

  3. Energy Efficiency: Promotes the use of renewable energy sources, efficient systems, and eco-friendly construction materials.

  4. Points or Level System: The leed green associate Projects earn points across various categories. The total number of points determines the level of certification.

What are the LEED Certification Levels?

  • Certified: 40–49 points

  • Silver: 50–59 points

  • Gold: 60–79 points

  • Platinum: 80+ points

What are the benefits of LEED certification?

a) Environmental Impact: Reduces carbon footprint and promotes resource conservation.

b) Economic Savings: Lowers utility and maintenance bills through energy and water efficiency.

c) Market Value: Increases the value and desirability of a property.

d) Health & Productivity: Enhances homeowner/occupant's overall well-being by providing cleaner and healthier indoor spaces.

How does LEED certification affect Indian Real Estate?

LEED will have a huge impact on tier 1 & tier 2 cities in India, especially after the advent of smart cities. Let's explore how it affects the major metropolises

1) Bangalore: As Tech Capital of India, there is a growing demand for green office spaces from multinational companies (MNCs) that prioritize sustainability. LEED-certified buildings are attractive to these companies as they align with their global environmental policies, a little cherry on the top for their brands

2) Mumbai: Being a financial capital, Mumbai attracts global investors and corporations. High-end LEED-certified properties appeal to this audience, boosting demand in the commercial and luxury residential segments.

LEED certification enhances a property’s market value because sustainable buildings are seen as premium assets.

Both cities have limited space, and LEED-certified properties, which promise efficiency and cost savings, are increasingly seen as a better investment, especially in areas like Whitefield, HSR Layout, and Sarjapur Road in Bangalore or BKC and Lower Parel in Mumbai.

3) Hyderabad: With its booming IT sector and rapidly growing commercial real estate, Hyderabad is witnessing a surge in LEED-certified office spaces, especially in HITEC City, Gachibowli, and Financial District. MNCs and tech giants prefer sustainable buildings to reduce operational costs and align with their global ESG (Environmental, Social, and Governance) goals.

4) Delhi: As the national capital, Delhi sees high demand for green commercial spaces, particularly in Connaught Place, Saket, and Aerocity, where LEED-certified buildings attract high-profile tenants, including corporates, embassies, and international organizations. Furthermore, many believe the rise of more green buildings will help in the reduction of pollution

Thus to conclude, the LEED certification is transforming the real estate markets in tier 1 cities by pushing developers to adopt eco-friendly practices.

It aligns well with the evolving preferences of buyers, investors, and tenants who prioritize sustainability, cost efficiency, and environmental responsibility. While the initial investment might be higher, the long-term benefits and market appeal make it a game-changer for these real estate markets.
